Role Overview
Our client, a leading housing support provider, is seeking a Property Maintenance Operative to join their team in North London. The role involves maintaining residential properties and adapting homes to meet the needs of disabled and visually impaired tenants.
Key Responsibilities
Complete repairs and maintenance across properties including plumbing, carpentry, electrics, groundwork, and painting. Respond to issues identified by the Property Maintenance Manager in line with tenancy agreements.
Specific duties include:
- Plumbing - Unblock drains/toilets, fix leaks, and carry out basic plumbing repairs.
- Electrical - Replace light fittings, bulbs, plugs, and fuses.
- Decorating - Carry out stain-blocking, wall and woodwork touch-ups, and minor fencing repairs.
- Manual Tasks - Move heavy items as requested by House Managers or Head Office.
- Logistics - Collect, transport, and deliver items between properties.
- Basic Repairs - Replace fixtures like door handles, toilet seats, and shower hoses.
- Roof & Gutter Maintenance - Clear debris from gutters and roof surfaces.
- Carpet Cleaning - Perform as needed throughout the properties.
- Void Properties - Reinstate vacant flats, including kitchen and bathroom remedial works.
- General Duties - Attend meetings, complete training, liaise with staff, and maintain confidentiality.
Required skills
- Proven experience as a multi-skilled maintenance operative, especially in plumbing, within housing or residential settings.
- Strong plumbing skills are essential.
- Able to work independently and as part of a team.
- Comfortable using digital communication tools and email for clear, timely correspondence.
- Confident communicating with tenants, including those with disabilities or visual impairments.
- Committed to high service standards, punctual, responsible, and detail-oriented.
- Proactive problem-solver with a positive, “can-do” attitude.
- Flexible and adaptable to changing needs and challenges.
- Excellent interpersonal and customer service skills.
- Full driving licence and access to own vehicle required.
- Satisfactory references and a successful DBS check are required for this role.
