Overarching Role:
Role that sits within the property management team but has close interaction with accounts, HR and senior management.
The role involves actively managing a small portfolio of prime residential developments, reporting directly to clients and Rhodium directors. Working closely with the service charge accounts team and working closely with HR to manage all site staff within your portfolio. The role also involved supporting the senior members of staff within the team, assisting with their portfolio as and when required and carrying out ad-hoc support jobs for them.
Person Specification:
- Experience in high-end residential block management, current practice and legislation
- Understanding of the super prime London residential market
- New-build experience is essential
- Experience in managing centrally supplied utilities with support of specialist consultants
- Proven track-record of maintaining healthy service charge budgets and managing cashflow efficiently
- Experience in managing major works projects and Section 20 consultations
- Ability to maintain impeccable compliance levels across portfolio
- Experience in managing and supporting on-site staff
- Understands and adopts the Rhodium brand (premium service to luxury developer clients and UHNWIs)
- Excellent communication skills
- Ability to work independently with an innovative and proactive approach
- Client facing: assured, respectful, builds and maintains excellent relationships
- Personable, friendly and warm
- Strong understanding of customer service
Job Description:
- Manage personal portfolio of super prime blocks in Central London
- Weekly visits to sites
- Running a service charge budget for each development (multiple schedules in each budget)
- Ensuring credit control protocols are followed and any arrears are promptly recovered from clients and leaseholders
- Reviewing budget to actual expenditure at each quarter and reporting to client and Rhodium Directors
- Supervising and ensuring effective and comprehensive re-charging of centrally supplied utilities
- Review, interrogation and enforcement of on-site operational strategies
- Assisting residents with ad-hoc queries (response time always within 48 hours)
- Supporting more junior members of the property management team
- Ensuring each site is consistently 100% H&S compliant
- Regular review and upkeep of CAFM records
- Analysing and instructing planned and reactive maintenance works required to MEP equipment
- Ensuring lease compliance and management of landlord consent applications
- Assist Associate Directors and Directors with macro projects
- Work on special projects with the wider team i.e. aligning insurance premiums, tendering contracts and undertaking cost saving exercises.
- Work with HR to ensure concierge standards and management – be a part of concierge hiring process
- Work with HR to ensure there is adequate cover within site teams during annual leave and sickness
