About the Role

As Property Manager, you’ll take full ownership of a high-value residential portfolio, overseeing all aspects of property management, lettings, tenant relations, and compliance. You’ll work closely with the owners in a small, collaborative office environment, supported by an assistant who reports directly to you.

This is a hands-on, autonomous role ideal for someone who thrives in a boutique setting and enjoys building long-term relationships with tenants and landlords alike.

Key Responsibilities

Oversee day-to-day management of 40–50 residential properties across London
Coordinate lettings, renewals, referencing, and tenancy agreements
Manage property maintenance, repairs, and contractor relationships
Conduct regular inspections and ensure compliance with safety regulations
Handle rent collection, arrears, and financial reporting
Liaise with tenants and resolve issues efficiently and professionally
Assist with onboarding new properties into the portfolio
Maintain accurate records and property management systems
Supervise and mentor an assistant property manager

Requirements

Proven experience in residential property management (3+ years preferred)
Strong knowledge of lettings, referencing, and tenancy legislation
Excellent communication and organisational skills
Ability to work independently and manage multiple properties
Familiarity with property management software and Microsoft Office
ARLA qualification or similar (desirable but not essential)
